Julian Smith, Verdani Institute
Carli Schoenleber, Verdani Partners

This session presents key findings from the Verdani Institute for the Built Environment (VIBE)’s late 2024 and early 2025 interviews with industry leaders, incorporating insights from organizations such as from Hines, JLL, Stantec, the City of Philadelphia, and Southern California Edison. These insights, set to be published in VIBE’s Pathways to Portfolio-Level Decarbonization guidance report (April 2025), offer practical, case-driven examples from industry leaders actively managing decarbonization programs. Synthesizing perspectives from a diverse set of stakeholders, this research provides a real-world understanding of the challenges organizations face when decarbonizing real estate portfolios. While technical guidance on asset-level solutions—such as retrofits, electrification, and renewable energy—is widely available, there is far less focus on frameworks that help organizations anticipate obstacles, align stakeholder priorities, and apply practical, portfolio-level solutions.
